Three authorities in Gautam Budh Nagar plan uniform policies on plots, charges

NOIDA: The three industrial development authorities in Gautam Budh Nagar have initiated an exercise to
establish uniformity in building bylaws, charges for plot allocation, and how plots get allocated to
farmers. On directives from the infrastructure development commissioner, officials are reviewing existing policies
and regulations now, and they will likely ready an uniform framework in the next two months.
The project, officials said, will streamline the implementation of new schemes and offer greater
convenience to various types of allottees in the district.
Currently, each authority operates under its own distinct policies and regulations. For example, after land
acquisition, the three authorities allot abadi plots to farmers under varying percentages.

The Noida Authority allocates 5% of the total land, the Greater Noida Industrial Development Authority
(GNIDA) 6%, and the amuna Expressway Industrial Development Authority (YEIDA) 7%.
Likewise, the methods of allotting residential plots are different. The Noida and Greater Noida authorities
employ e-auction, and the Yamuna Expressway Authority draw-of-lots.
Additionally, there are disparities in building height permissions.
While the Noida Authority permits 15m-high buildings in villages, the Greater Noida Authority had a
previous limit of 11m until recently, increased to 15m during the last board meeting on August 12.

The Noida and Greater Noida authorities also charged different fees for building layout approvals and
occupancy certificate issuance but standardised them recently.
