Park Serene buyers approach DTCP against BPTP over falling balconies, faulty lifts

GURUGRAM: Residents of Park Serene in Sector 37D, who have been facing a tough time owing to falling balconies, faulty lifts and damaged internal roads, have approached the district town planner seeking a strict action against the developer. They said if the developer fails to carry out the work, a police complaint will be filed against them.

The residents’ group said that DTCP had issued an order in September 2019 to build a revenue road, the plot of which is occupied by BPTP, by giving the developer a month’s time. Again on Friday, the town planner has given a seven-day notice to the builder, failing which the department will send an enforcement team to clear the encroachment.

Meanwhile, residents’ welfare association (RWA) has submitted a report, stating that common amenities shared by BPTP projects in Sector 37D — Park Serene, Park Generations, Park Spacio and Terra — are not sufficient for Serene residents.

The occupation certificate (OC) was issued in 2017. However, DTCP has been issuing OCs to other projects based on false ground reports, said Hemant Kumar, general secretary of BPTP Park Serene Defence Enclave Society.

Kumar also alleged that DTCP has been giving partial tower-wise OCs to builders and is not taking note of whether the facilities have been set up adequately by the builder or not. “Residents are also forced to shift. The builders force us to take over flats in a bid to get leftover installments. However, after moving to new flats, buyers are forced to suffer due to improper infrastructure,” said a resident.

Another homebuyer said the builders impose high maintenance fees and the residents are forced to pay it as the department shirked its responsibility of asking the builders to set up basic facilities.

“In the past, DTCP had planned to visit the project several times, but it never happened. Once again, district town planner RS Batth has assured a visit to the project on October 3 to assess the ground situation,” said the resident.

When contacted, Batth said he has received complaints from the residents and will review the deficiencies in the project, following which an action will be taken against the developer if any flaws are found. The developer could not be reached for his comments on the issues.
