Now, approved building plan a must for property registry in Gautam Budh Nagar
GREATER NOIDA: Now on, individuals will have to submit an approved building plan or a no-objection letter from the authority concerned in its absence for getting any property registered. Similarly, for the registry of a unit in a building having more than four floors, officials will not proceed without checking the status of the structure with the local authority.
Moreover, mentioning the total number of floors of a building, along with the height, will be mandatory for all categories during property registration.
These are some of the guidelines notified by the district administration on Thursday for registration of land under the jurisdiction of the three industrial development authorities, in order to end unauthorised constructions in Gautam Budh Nagar.
The three authorities of Noida, Greater Noida and Yamuna Expressway had been petitioning the administration to regulate illegal plotting schemes and unauthorised construction activity in their areas for several years.
The clamour for the changes in the registration of residential, agricultural, industrial, institutional and commercial land escalated following the 2018 Shahberi twin building collapse that claimed the lives of nine people.
“The aim is to ensure illegally constructed properties do not get registered in the city. We have collaborated with the three authorities and have gone through their building regulation rules before finalising the revised procedure,” said district magistrate Suhas LY. Going a step further, rules for registration of property situated in Hindon and Yamuna river floodplains have been made more stringent
Besides insisting on providing permission or a no-objection letter from the authorities for residential as well as commercial properties, checks and balances have been put in place even for agricultural land.
The buyer will have to get a no-objection letter from the authority concerned to establish no construction has taken place on the agricultural land to get the land registered.
All this while for land transactions, the stamps and registration department was carrying out registry on the basis of PAN card,ID card, property card, payment proofof stamp duty and sale deed.
