Gurugram: No ban on sale deeds by homeowners in Sushant Lok-2, says DTCP
GURUGRAM: The department of town and country planning (DTCP) clarified on Tuesday that it has allowed the registration of sale deeds in Sushant Lok-2 to go on, except for properties owned by the developer – after protests by residents of the area over the ban on registry of houses there.
Earlier this month, DTCP banned the sale and purchase of properties in Sushant Lok-2 as the developer, Ansal Buildwell, had failed to renew the project licence even years after it expired.
Residents of the colony had demanded that the DTCP action, which included directions to the revenue department to halt all sale deed registrations, should be restricted to properties owned by the developer. Individual homeowners should not be penalised, they had said.
On Tuesday, senior town planner Narendra Solanki said the DTCP order was applicable on properties owned by the developer, and not the residents. “We have spoken to the officials of the revenue department and clarified the situation, it will not impact the properties that the developer has already sold and conveyance (sale) deed has been executed,” he said.
The Gurugram Home Developers and Plot Owners Association (GHDPOA), which had met deputy commissioner Nishant Kumar Yadav over the issue, said they were content that the department clarified the matter.
“The residents are happy with the decision,” said Narendra Yadav, president of GHDPOA.
Ansal Buildwell, according to a DTCP official, was granted the licence to develop the Sushant Lok-2 residential colony over 293 acres. The latest licence expired in 2019.
According to the regulations, the application to renew a licence has to be submitted a month before it expires, a procedure the company failed to do.
“It was after this that the department ordered that all development work in the area must stop. Also, the colony’s premises will be sealed and boards will be installed to inform the public that they should not sell or buy the properties in the colony owing to non-renewal of the licence,” the official added.
