Gurugram: Lift and guard room in stilt area may get government nod soon
GURUGRAM: The long-pending demand of plot owners and home developers in Gurgaon for
constructing guard rooms and toilets in stilt parking areas is likely to be approved soon by the
department of town and country planning (DTCP), TOI has learnt. Also, the demand to
compensate 24% floor area ratio (FAR) of the permitted 264, which gets used up in installing lift
and constructing stairs, is awaiting the CM’s final nod.
In September last year, the DTC okayed construction in stilt parking areas but with a rider — the
additional construction will be included in the FAR. However, plot owners and developers
claimed that because of the stairs and lifts, which are common areas but included in the FAR,
they get less space to construct flats. Therefore they demanded that the DTCP compensated
24% FAR of the permitted 264.
FAR is the ratio of a building’s total floor area (gross floor area) to the size of the piece of land
on which it is built. Last year, the planning department increased the FAR of plots measuring
300 square yards to 264. For bigger plots, the FAR was 240.
DTCP’s director KM Pandurang said both the demands have been discussed at the department
level, “but the final decision is still pending”. Sources said the final approval is pending at
the Haryana CM’s level. Home developers and plot owners have welcomed the development.
Former president of Gurgaon Home Developers and Plot Owners Association, Ramesh Singla
said, “At present, only stilt parking and basement are excluded from FAR.”
A DTCP official said that the long-pending demand of developers, in the absence of which there
have been several violations in the past, “is under active consideration and likely to be
approved”.
