Gurugram: DTCP directs structural audit companies to meet RWAs of 15 societies

GURUGRAM: The department of town and country planning (DTCP) has directed the four
empanelled structural audit agencies to meet the RWAs of 15 housing societies where residents
had complained about construction-related issues.
The four audit agencies — Bureau Vertias, TPC Technical Projects Consultants, Vintech
Consultants, and NNC Design International — were drafted in by the district administration in
August last year. Subsequently, these agencies carried out visual inspection in these societies
and submitted their reports.
Now, these audit agencies will meet the RWAs and residents of these 15 societies between
February 13 and 16 to address their concerns, officials said.
“After the first phase of visual inspection in these societies, the residents had expressed some
concerns,” district town planner (enforcement) Manish Yadav said. “In order to address their
concerns, the empaneled structural audit agencies have been asked to meet the RWAs and
residents next week for discussions.”
The agencies will meet the residents of Mapsko Casabella in Sector 82, Park Place in DLF 5,
Paras Irene in Sector 70A, and Antriksh Heights in Sector 84 on February 13. The next day, the
agencies will visit Tulip apartments in Sector 70, M3M Woodshire in Sector 107, Spaze Privy in
Sector 72 and Brisk Lumbini in Sector 109.
Mahindra Aura in Sector 110A, Signature Global Solera 1 in Sector 107, The Peaceful Homes in
Sector 70A, Mapsko Royal and Paradise in Sector 82 will be attended by these audit agencies
on February 15. On February 16, the agencies will visit Central Park Bellevue in Sector 48
and Raheja Vedanta in Sector 108.
These agencies began the surveys in mid-September last year. The process included an on-site
inspection of the buildings to check any apparent defects, signs of deterioration and damage to
slabs, columns and beams.
The structural audit was to be completed within 45 days but it got delayed as many developers
did not deposit the required fees. The agencies have the mandate to make suggestions on
remedial measures and make recommendations about type, frequency and location of other
tests which will be carried out to ascertain the structural integrity of the buildings audited.
It was on the basis of complaints from the homebuyers in the past two years that the district
administration had prepared a list of 60 residential projects having poor construction quality and
structural defects. These complaints were divided into moderate, severe and critical categories.
Most of these residential societies are located along the Dwarka Expressway and Southern
Peripheral Road and constructed by prominent developers, including DLF, M3M, the Raheja
Group and Signature Global.
