Greater Noida To Grow By 40,000 Hectares, Master Plan 2041 Approved
The Greater Noida Industrial Development Authority (GNIDA) has taken a significant step towards the future development of the region by approving Master Plan 2041 in its recent 131st board meeting. This visionary plan outlines a comprehensive blueprint for the expansion and growth of Greater Noida over the next 18 years. The plan involves acquiring approximately 40,000 hectares of land from farmers for the development of Greater Noida Phase-2.
Currently, the first phase of Greater Noida occupies 31,733 hectares of land. With the implementation of Master Plan 2041, the city’s footprint will expand significantly, ultimately covering around 71,000 hectares. This impressive growth will position Greater Noida as a sprawling urban centre, four times larger than its counterpart, Noida.
Strategic Focus on Industrial Development
The upcoming Phase-2 of Greater Noida holds a strategic focus on industrial development. The authority aims to prioritise industries in this phase, setting the stage for economic advancement and job creation. Alongside industrial zones, the plan also designates areas for residential purposes, green spaces, mixed land use, transportation infrastructure, and rural populations.
Addressing Housing and Land Issues
The GNIDA board has not only outlined the Master Plan but also addressed long-standing demands and challenges. Farmers have received relief as the authority has eased regulations related to housing construction on residential plots allotted under rehabilitation schemes. Additionally, the minimum sub-division limit for residential plots allocated to farmers has been reduced to 40 metres from the previous 120 metres. This change facilitates family land distribution and addresses the evolving needs of expanding households.
Boosting Real Estate and Water Management
The board meeting also included discussions on revitalising the stagnant real estate sector. The central government committee’s recommendations to revive housing projects were on the agenda, although a final decision is pending the board meetings of Noida and Yamuna authorities.
Furthermore, the GNIDA has taken measures to streamline water bill payments and improve water management. The authority has clarified that Apartment Owners’ Associations (AOAs) will be responsible for water bill payments after their formation, easing the burden on individual flat allottees.
