Final valuation of Chintels Paradiso tower D flats likely on January 9
GURUGRAM: Nearly two months after flat owners of the doomed tower D of Chintels
Paradiso rejected the administration’s valuation report for compensation, TOI has learnt that a
fresh report is likely to be shared with the residents and the society’s RWA on Monday.
On November 11 last year, the flat owners of tower D — where the living rooms of five
apartments collapsed vertically in February, claiming two lives — rejected the first valuation
report, prompting the deputy commissioner to order a re-valuation of the apartments and
interiors by a committee under additional deputy commissioner Vishram Meena.
The residents then claimed that the report had estimated the cost of 64 apartments in the tower,
between Rs 93 lakh and Rs 1.7 crore each, on the basis of registry only, without taking into
account other costs, terming the same “completely off the mark”.
Officials said the fresh valuation report has taken into account all costs incurred on flats by their
owners, including stamp duty, infrastructure development charges and electricity charges, as
well as on interior work.
District town planner (enforcement) Manish Yadav said, “A meeting was recently called by
additional DC Meena, which was attended by the two valuators appointed for the purpose. They
were asked to submit the final report by Monday, which will be examined and shared with the
RWA and the builder. Based on the report, the claims of the flat owners will be settled.”
“The issue of the structural audit of towers E and F was also discussed in the meeting. Efforts
are on to get the audit report of these two towers at the earliest so that the future course of
action can be decided,” he added.
On February 10 last year, a portion of a sixth-floor apartment in tower D of the Sector 109
society collapsed onto the other floors, killing two residents in their second- and first-floor flats.
Later, the residents of two more towers at the society — E and F — were also asked to vacate
as one of the balconies was found to be sagging and there was floor distress.
