DDA approves change of land use of East Delhi land parcel
NEW DELHI: The Delhi Development Authority (DDA) has approved the change of land use of 10.26 hectare land in east Delhi, which will be developed as per the norms of Transit Oriented Development.
According to the DDA, Sanjay Lake View Complex near Trilokpuri is one of the identified Transit Oriented Development project planned to be developed by DDA with NBCC.
“The project will be developed on mixed use development as per TOD Norms and envisions a transformatory role for the area and will enhance the local economy,” DDA said in a statement.
In addition to this, change of land use for an area measuring 1006 sq.m. a site near MCD Community Hall, New Zafrabad has been approved from ‘Residential’ to ‘Utility (U4-Solid Waste)’ for implementation of the project.
Transit Oriented Development (TOD) Policy for Delhi was notified by Central government in December 2019 as part of Master Plan of Delhi – 2021.
Ministry of Housing and Urban Affairs (MoHUA) had asked to have further consultation with mass transit agencies like Indian Railways (IR), Delhi Metro Rail Corporation (DMRC), National Capital Region Transport Corporation (NCRTC) and Delhi Integrated Multi Modal Transit System (DIMTS) and real estate developers to finalise the TOD Regulations.
“Various stakeholder meetings and three sub groups were created to deliberate and give their recommendations. Based on the outcome of meetings certain modifications have been suggested, which include preparation of Influence Zone Plans (IZP), permissibility of dwelling unit size in sync with the National TOD Policy, integration and development of multi-modal transit hubs and additional development control norms in terms of ground coverage, active frontage, parking among others,” said a DDA official.
The policy also envisages sustainability features for development of hub such as zero waste discharge, 100% treatment and maximum reuse of wastewater, segregation and reuse of 100% green waste, at least 10% of the energy demand should be met through renewable sources like solar.
