Greater Noida: GNIDA to take over upkeep of freehold property in Sector Omega

NOIDA: The Greater Noida Industrial Development Authority (GNIDA) after 12 years decided to take up
the maintenance of the only freehold property ever sold in Greater Noida. It is a 100 acre prime plot
in Sector Omega at Pari Chowk, which remained unkempt and turned into a wasteland. The GNIDA will
sign an MOU with the residents after taking their consent.
“We are negotiating with the authority and hopefully we will get their proposal soon. We had a meeting
with them on June 28. They have given us the minutes of the meetings, where they agreed in principle to
take over this society. However we are waiting for a proper proposal from them. They are saying that they will sign a MOU with us,” said Dharmendra Katariya, a resident.

According to the authority, they will provide all municipal amenities such as sewer, streetlights, roads,
parks, sanitation etc. in line with other sectors like alfa , beta , gama etc. after the maintenance takeover.
In 1996, the land was sold by GNIDA to Ansal Housing on a freehold basis. Ansal Housing sold the land
in 822 divided plots. Of these, more than 400 plots have been developed into residential houses, either
single storey or double storey, but the remaining plots lie vacant.
“Initially, GNIDA will collect a certain amount from an individual house/plot owner as per the size/area
of his/her house/plot proportionately and thereafter a monthly/annually maintenance charge for the said
work. We have been asked to give consent for it as many people reside out of the city and country,”
Katariya said.

For those who reside in Ansal Golf Links 1, life is nothing short of a nightmare. Roads are almost nonexistent. Craters, ditches and potholes make driving a task within the complex. The land plots, which lie
vacant, are now host to a lot of shrubs and bushes. “Hundred plus illegal hotels were operating in Golf
Link 1. Several notices have also been served to them by the GNIDA. The situation has always been
worse in our residential area. It needs immediate maintenance. It can only be done by the authorities,”
said Surendra, a resident of Golf Links 1.
A senior official from GNIDA said, “The builder had not fully completed the project due to which the
authority was not able to take over its maintenance. However, eventually, people started living there and
as it is our responsibility to take care of them, we have decided to take over the maintenance if they agree
to pay a monthly fee for it.”
