Gurugram: 14 Chintels Paradiso flats not vacated yet, families warned of action

GURUGRAM: A total of 14 families are yet to vacate their flats in two towers of Chintels
Paradiso despite repeated orders to do so by the district administration and an IIT report declaring both
the buildings “unfit for living”.
District town planner Manish Yadav visited the Sector 109 society – where a vertical collapse of five
living rooms killed two residents last year – on Monday and appealed to the families again to vacate their
flats in towers E and F.
“According to a structural audit report prepared by IIT-Delhi, both these towers have been declared
unsafe. After inspecting the society, I asked the families to vacate the flats as soon as possible. The
developer has also been directed to expedite the settlement process and complete the agreement with the flat owners,” Yadav said.

Before leaving, the official warned the flat owners that action would be taken against them under the
Disaster Management Act if the buildings were not vacated at the earliest. Some of the flat owners said
the developer – Chintels India – was yet to pay the one-time relocation charges. Yadav told TOI later that
the builder had been asked to make the payments soon.
In towers D, E and F, 82 flat owners have accepted a compensation at the rate of Rs 6,500 per sqft to vacate the premises. They would also be refunded the stamp duty and the cost of interior work done in their flats after an evaluation.

Officials said 20 flats owned by NRIs were locked, which was holding up the assessment of the cost of
their interior work.
Yadav said the flat owners had been asked to open their flats within a week, failing which their
compensation amount could be affected. There are a total of 116 flats that have to be examined for the
interior designs done in them. So far, 96 flats have been evaluated. Once the assessment is done, a report
will be submitted to the town planner’s office. Chintels will then be asked to pay the residents accordingly.
“The evaluation of all three towers should be done over the next two weeks. About 20 flats are locked.
The management has been asked to get the flats opened in a week so that they can be evaluated. If that is
not done, these flats will not be assessed,” Yadav said.
The district administration, meanwhile, decided to remove the moratorium on the registries of other
properties owned by Chintels India. The decision, officials said, had been communicated to all tehsildars
and would help the developer arrange for funds to settle the claims of Paradiso residents.
