Gurugram: Five flats built illegally at Aloha’s stilt area razed

GURUGRAM: The department of town and country planning (DTCP) demolished five residential units on Wednesday in a highrise society in Sector 57. These flats were constructed in the stilt area of three towers – B4, B5 and D6 – in Aloha without mandatory approvals from the competent authority and building plan, officials said.

District town planner (enforcement) Amit Madholia said, “Due to the critical nature of illegal construction, the enforcement team punctured the partition walls and razed doors and windows. It is the first such demolition where flats were razed in a highrise building.

He added that the developer has not obtained the occupation certificate (OC) of these towers till date and the project has violated the floor area ratio and the construction has been done beyond permissible limits.

The enforcement team also demolished a wall, which was built by the developer to block a 18-meter-wide road approved in the layout plan of the project. The road will be open to make thoroughfare for the residents.

The developer couldn’t be reached for his comments.

At present, around 250 families reside in Aloha, which was built on 4.4 acres by AEZ Infratech in 2005. The project was supposed to be delivered in 2008-09 but the developer started giving possession only from 2013 and that too without procuring the mandatory OC.

Even after nine years, a few towers do not have OC and the project has been left unfinished and as the developer didn’t complete pending works, including some basic amenities promised to buyers. The residents are unable to get their flats registered and are illegal occupants in revenue records in the absence of such a crucial document.

“The action should be treated as the start of removal of illegal constructions and additions carried out inside the gated communities, where complaints have been lodged by residents and RWAs. Such irregularities will not be tolerated,” an official said.
