Gurugram civic body to spend Rs 90 crore to complete deficient infra work in nine colonies

GURUGRAM: The Municipal Corporation of Gurgaon (MCG) is waiting for approval from the department of town and country planning (DTCP) to initiate the takeover of nine licensed colonies in the city and complete deficient infrastructure works. Chief minister Manohar Lal Khattar had recently announced the “immediate takeover” of the colonies.

MCG will take over maintenance of Mayfield Garden, Ardee City, Greenwood City, Rosewood City, Sushant Lok-2 and 3, Vipul World, Uppal Southend and Malibu Towne. According to the detailed project reports, the civic body will have to spend around Rs 90 crore for completing the deficit infrastructure in these colonies. This includes construction and repairs of roads, sewerage and drainage systems.

Khattar had announced that takeover of nine colonies would begin immediately while addressing the seminar-cum-workshop-cum-conclave (SEWOCON) of RWAs in the city last week.

For the past 15 years, residents of private builder colonies have been struggling for basic amenities. With the CM’s announcement, the residents are hopeful of getting facilities and maintenance services through the civic body.

Residents of these upscale residential colonies have been paying maintenance fees to the developer for over a decade, but not much has been done in the name of upkeep. The main problems faced include the lack of drinking water, poor electricity supply, broken roads and sewerage and drainage issues.

After takeover is completed, MCG may also upgrade the existing infrastructure according to increased load, as more families are now living in plotted houses following permission to construct a fourth floor.

The civic body may increase the water supply and sewage disposal capacity in these colonies after takeover. MCG will get additional revenue through purchasable floor area ratio.

DTCP has already paid Rs 100 crore to the corporation. MCG will further get around Rs 400 crore to Rs 500 crore from the department.

The takeover of these colonies was initially announced around four years back but due lack of action from the side of developers, the work could not be completed and takeover was delayed.

As per DTCP officials, the developers of these colonies have not procured completion certificates from the department, nor have they deposited money as per detailed project reports with MCG for completion of deficient infrastructure works.

A senior MCG official said the corporation is yet to get an order regarding takeover from DTCP.

“As soon as the order is received, the corporation will start development work as the DPRs are ready. The problems being faced by residents will be resolved to a great extent after the takeover,” he said. He also said if the developer doesn’t pay the amount required to complete deficient infrastructure work, the civic body will recover the dues by auctioning its assets.
