Gurugram civic body to block property IDs of projects owned by Chintels India

GURUGRAM: The Municipal Corporation of Gurgaon (MCG) has directed the head of its no dues certificate (NDC) portal to block and cease updating property IDs of Chintels Paradiso and other projects of the developer. The corporation’s taxation department has also directed the official in charge of issuing NDCs to refrain from registering any documents of projects owned by Chintels India.

The directions come nearly two weeks after deputy commissioner Nishant Kumar Yadav ordered a stop to registration of sale deeds of all Chintels projects till further notice.

Apart from Paradiso, the other projects of the developer include Chintels Serenity, Chintels Corporate Park, Sobha City, International City and ATS Kocoon. All these projects are off the Dwarka Expressway.

“To carry out the registry of any property, the owner or seller of the property requires a no dues certificate from MCG’s NDC portal. For the NDC to be granted to the owner, the property ID is required. We have deactivated and ceased all property IDs and their updates so that units in projects owned by the developer of Chintels Paradiso can’t be sold,” said Dinesh Kumar, zonal taxation officer.

MCG officials said the property IDs have been deactivated with immediate effect and the decision was taken so that the registries of these properties aren’t carried out.

The living rooms of five flats in Tower D of Chintels Paradiso collapsed vertically from the sixth to the second floors on February 10, killing two residents. After the mishap, the deputy commissioner in a letter sent on February 18 directed sub-registrars to stop the sale deeds of all projects of the developer. In the letter, Yadav said that prima facie, it appeared that the developer was at fault.

Two FIRs have been lodged against the developer and investigations and a structural audit are under way.

“Residents who want to move out and sell their property will be impacted by the decision. But there is also a lot of uncertainty since the next financial year is just a month away and property tax will have to be paid from the coming financial year. People who have taken loans and are waiting for the registry of their properties will also be affected,” said DP Gaur, a resident of Sobha City.
